My Rental Spot today announced the availability of legally reviewed, state-specific lease templates for all 50 United States, available free to every user on the platform. The comprehensive template library represents the most extensive free lease resource in the property management industry, addressing one of the most common pain points for independent landlords and growing property management companies.

Landlord-tenant law varies dramatically from state to state. A lease clause that's perfectly legal in Texas may be unenforceable in California. Security deposit limits, notice periods, late fee caps, and disclosure requirements all differ by jurisdiction — and using a generic, one-size-fits-all lease template can expose landlords to legal liability and tenant disputes.

Built for Legal Compliance

Each of My Rental Spot's 50 state-specific templates has been developed in consultation with landlord-tenant law resources and reviewed for compliance with state-specific regulations. The templates account for critical jurisdiction-specific requirements including:

Customizable and Digital-First

While the templates come pre-configured for state compliance, they are fully customizable within My Rental Spot's lease builder. Property managers can add custom clauses, modify terms, attach addendums — including pet policies, parking agreements, and utility responsibilities — and tailor the lease to their specific property and tenant situation.

The entire leasing process is digital. Tenants receive lease agreements electronically, review terms on any device, and sign with legally binding e-signatures. Signed leases are automatically stored in the property's document management system, with copies sent to all parties.

The addon library will continue to expand based on user feedback and evolving regulations.
