Understanding Each Section

What every line on your statement means.

Income

All rent collected plus additional revenue: late fees, pet rent, parking, utility reimbursements. Broken down by unit so you see exactly who paid.

Expenses

Maintenance, repairs, insurance, utilities, and any other costs charged to the property. Each expense shows the description, vendor, and amount.

Management Fee

Your PM's fee — either a flat amount or percentage of collected rent. Agreed in your management agreement. Deducted before payout.

🏦

Reserve Holdback

An optional amount held for future expenses. Your PM sets the reserve level. It accumulates and appears as a balance on your statement.

Common Questions

About owner statements.

Monthly statements are typically generated within the first week of the following month (e.g., January's statement is available by February 7). You'll receive an email notification.
Message your PM directly from the statement page. Click the expense line item for details including vendor invoices and work order documentation.
Download statements as PDF or Excel and share with your accountant. You can also generate annual summaries that consolidate all monthly data.
A reserve is money held back from your payout for anticipated expenses. Your PM sets the amount. It protects against unexpected costs like emergency repairs. The reserve balance appears on each statement.
