How Rent-to-Own Works

RTO agreements let tenants build equity toward purchasing the property they rent.

RTO Key Concepts

  • Option fee (upfront) — A non-refundable deposit giving the renter the right to purchase at a set price.
  • Rent premium — A portion of each rent payment credited toward the purchase price as equity.
  • Purchase price lock — The price is agreed at the start, protecting both parties from market shifts.
  • Term length — Typically 1–5 years. The renter must exercise their option before expiration.
  • Equity accumulation — Monthly rent credits + option fee build toward the down payment.

Set Up an RTO Agreement

How property managers create and manage rent-to-own agreements.

Enable the RTO Addon

Go to Settings → Addons and enable "Rent-to-Own". This adds RTO options to lease creation and tenant workflows.

Create a Lease with RTO Terms

When creating a lease, toggle "Rent-to-Own Agreement" on. Additional fields appear for RTO-specific terms.

Set the Purchase Price

Enter the agreed purchase price. This locks in the price for the entire RTO term.

Configure the Option Fee

Set the option fee (typically 1–5% of purchase price). Paid upfront and credited toward the purchase.

Set the Rent Credit

Define the percentage or dollar amount of each rent payment that goes toward equity. Common: 15–25% of monthly rent.

Define the RTO Term

Set the agreement duration (e.g., 3 years). The renter must exercise their option before this date.

Send for Signing

The RTO addendum attaches to the standard lease. Both parties sign electronically. The renter's dashboard now shows equity tracking.

Common Questions

About the Rent-to-Own addon.

Typically no. The option fee is non-refundable and gives the renter the exclusive right to purchase at the locked price. If they choose not to buy, the fee is forfeited. Terms are set in your agreement.
Standard lease enforcement applies. Late payments may also impact the RTO agreement depending on your terms. Many agreements include provisions for forfeiting equity credits after a certain number of late payments.
Yes, if your agreement allows it. The tenant can purchase the property at the locked price anytime during the term, applying all accumulated equity toward the purchase.
The purchase option expires. Depending on your agreement terms, accumulated equity may be forfeited or partially returned. The tenant can continue renting under standard lease terms if both parties agree.
