Direct bank-to-bank transfer. Free for everyone. Tenants link their checking account and pay directly. Most popular method.

Visa, Mastercard, American Express, Discover. 2.9% + 30¢ processing fee. Convenient for tenants who prefer cards.

Apple Pay / Google Pay

Mobile wallet payments through the My Rental Spot app. Same processing fees as card payments.

Manual / Cash Recording

For tenants who pay by check, money order, or cash. Record the payment manually to keep your books accurate.

Processing Timeline

From tenant payment to your bank account.

Tenant Submits Payment

Tenant pays through the portal or mobile app. Payment is initiated and you receive a notification.

Stripe Processes

Stripe verifies the payment method and processes the transaction. Card payments authorize instantly. ACH takes 3–5 business days to clear.

Funds Available

Once cleared, funds appear in your Stripe balance. For established accounts, this is typically 2 days after payment.

Payout to Bank

Funds are automatically transferred to your linked bank account on your configured schedule (daily or weekly).

Common Questions

About payment processing.

Yes. In Settings → Payments, toggle "Pass processing fees to tenant." When enabled, tenants see the fee added to card payments. ACH remains free regardless.
By default, tenants must pay the full amount due. You can enable partial payments in your payment settings if you want to allow them.
Yes. Go to the payment in your transaction history and click "Issue Refund." Full and partial refunds are supported.
Yes. All payment processing is handled by Stripe, which is PCI Level 1 certified. My Rental Spot never stores or processes credit card numbers directly.
