Configure Late Fees

Set up late fee rules that auto-apply when tenants miss the deadline.

Go to Payment Settings

Navigate to Settings → Payments → Late Fees. You can set defaults for all properties or customize per-property.

Set the Grace Period

Enter the number of days after the due date before a late fee applies. Common: 3–5 days. Some states mandate a minimum grace period.

Choose Late Fee Type

Select Flat Fee (e.g., $50), Percentage (e.g., 5% of rent), or Daily Fee (e.g., $10/day). The system enforces state caps automatically.

Enable Auto-Apply

Toggle "Auto-Apply Late Fees" on. When a payment isn't received by the grace period deadline, the fee is automatically added to the tenant's balance.

Configure Notifications

Set when tenants receive late fee warnings: on the due date, end of grace period, and when the fee is applied.

Built-In Protections

  • Fee caps enforced — The system won't let you set fees above your state's maximum.
  • Minimum grace periods — If your state requires a minimum grace period, you can't set it lower.
  • Daily fee limits — States with daily late fee caps are automatically enforced.
  • Compounding restrictions — States that prohibit compounding late fees are respected.

About late fees and grace periods.

Yes. Go to the tenant's payment record and click "Waive Fee" next to the charge. The waiver is logged for your records.
AutoPay processes on the due date, so late fees shouldn't apply. If an AutoPay transaction fails, the grace period starts from the original due date.
Yes. Set a default in Settings, then override per-property from the property's payment settings. Useful if properties are in different states.
By default, all calendar days are counted. Some states exclude weekends/holidays — the system follows your state's rule automatically.
