Run a Tenant Screening

Screen applicants directly from the application or tenant profile.

Open the Application

Go to Leasing → Applications and select the applicant you want to screen. You can also screen from Residents → Add Resident.

Click "Run Screening"

Click the "Run Screening" button. The applicant must have already authorized the check during their application or you can send a consent request.

Select Screening Package

Choose the reports you need: Credit Report, Background Check, Eviction History, or the Full Package (all three). TransUnion processes the request.

Review Results

Results typically appear within minutes. Review the credit score, criminal history, eviction records, and income verification directly in the application.

Make Your Decision

Use the screening results alongside the application to approve or deny. If denying based on screening, an adverse action notice is auto-generated per FCRA requirements.

  • Lease completion — Completing lease terms without early termination.

  • 90–100 — Excellent — Exceptional rental history. Highly recommended.
  • 75–89 — Good — Strong rental history with minor notes.
  • 60–74 — Fair — Some concerns. Review details carefully.
  • Below 60 — Needs Review — Significant concerns. Investigate further.
  • N/A — New to Platform — No prior history on My Rental Spot. Rely on TransUnion reports.

Screening fees are set by TransUnion and vary by package. You can pass the cost to the applicant as part of the application fee or absorb it yourself.
Yes. FCRA requires written consent before running screening. Applicants authorize this during the application process. You can also send a separate consent request.
You can only screen applicants or prospective tenants who have provided consent. Screening existing tenants requires a separate consent and permissible purpose.
If the applicant hasn't used My Rental Spot before, their Renter Score shows as "N/A — New to Platform." Rely on the TransUnion credit, background, and eviction reports for your decision.
Yes. Under the FCRA, if you deny an applicant based on screening results, you must provide an adverse action notice. My Rental Spot auto-generates this for you.
