Report a maintenance issue in under 2 minutes.

Go to Maintenance

From your dashboard, click "New Request" or go to Maintenance in the sidebar menu.

Select a Category

Choose the issue type: Plumbing, Electrical, HVAC, Appliance, Pest Control, Structural, Exterior, or Other.

Describe the Issue

Write a clear description of the problem. Include where it is in the unit, when it started, and how severe it is. The more detail, the faster the fix.

Add Photos

Upload photos or videos of the issue. Visual evidence helps your PM understand the problem and assign the right vendor.

Set Priority

Select the urgency: Emergency (health/safety risk), Urgent (needs quick attention), or Normal (routine maintenance).

Submit & Track

Click "Submit Request". Your PM is notified instantly. Track progress from your Maintenance page as it moves through each stage.

Common Questions

About maintenance requests.

Emergencies include: burst pipes, flooding, no heat in winter, gas leaks, electrical hazards, or broken locks/security issues. For life-threatening emergencies, call 911 first.
Emergency requests are addressed within hours. Urgent requests typically within 24–48 hours. Normal requests are scheduled within the next available service window.
You can toggle "Allow entry when I'm not home" in the request. If you prefer to be present, coordinate scheduling with your PM via the messaging feature.
Normal wear and tear is the landlord's responsibility. If the issue was caused by tenant negligence or damage, you may be charged. Your PM will communicate any charges before work begins.
Yes. The maintenance form works on all devices. You can take photos directly from your phone camera and attach them to the request.
